Using the massive Sarova project by Shapoorji Pallonji and SD Group as a key case study, this paper explores the crucial elements influencing client preferences and ultimate purchasing behavior in the upscale urban real estate market. A major challenge for developers is how to strategically balance tangible product offerings (amenities, location, space) with intangible assurances (trust, credibility, legacy) in order to command a premium and turn interest into sales. The modern luxury housing market is evolving beyond simple square footage to emphasize a holistic, aspirational lifestyle. To give a thorough analysis, the study uses a rigorous mixed-methods methodology. A hierarchy of preferences is established using primary quantitative data collected via a methodical online survey given to a target audience of prospective High-Net-Worth Individual (HNI) home purchasers. This covers the rating of the relative relevance of important decision-making factors including the reputation of the developer's brand, the overall infrastructure and amenities of the project, the benefit of location and connection, and the perceived investment worth. Secondary qualitative insights from industry publications and consumer psychology models that present buying luxury real estate as a high-stakes, risk-averse decision are added to this quantitative data. The expected outcomes will show that the decision-making process for purchases is multifaceted. The developer's well-established brand equity is the single most important anchor for reducing the significant financial and time risks associated with large, long-term investments, even though elements like upscale, exclusive amenities and a prime location are essential for creating initial interest and defining the project's aspirational value. In particular, the reputation of a brand like Shapoorji Pallonji offers a quantifiable level of assurance about quality, prompt delivery, and structural integrity qualities that HNI purchasers place a higher value on than marginal cost savings. In conclusion, this study confirms that a "one-size-fits-all" product design is not a successful strategy in the upscale real estate market. Rather, it calls for a strategic, dual focus: relentlessly investing in cutting-edge, future-proof lifestyle infrastructure that supports the premium price point while concurrently utilizing data-backed communication that strengthens and capitalizes on the fundamental assurance and trust offered by the developer's track record of success. For developers and marketers looking to maximize their value offering for maximum impact and long-term competitive advantage in the urban luxury home market, this strategy provides a clear, practical road map.

Hallyu, also known as the Korean Wave, has transformed from a local cultural trend into a potent worldwide economic force that profoundly influences consumer behaviour even outside of East Asia. In addition to strengthening South Korea's soft power, Korean entertainment and aesthetics, as cultural exports, have created a significant demand for Korean goods, ranging from fashion and electronics to food and cosmetics. Therefore, this study explores the economic effects of Hallyu in South Asia, emphasizing how Korean popular culture has changed South Asian audiences' consumption habits through K-pop, K-dramas, beauty standards, fashion, and digital media. The study investigates the ways in which parasocial connections, digital engagement, and emotional attachment to idols promote aspirational consumption and brand loyalty. The study examines the connection between cultural impact and market behavior using a mixed-method approach that incorporates digital trend mapping, consumer surveys, and content analysis in India, Bangladesh, Nepal, and Sri Lanka. It demonstrates how South Asian buyers are coming to identify Korean goods with authenticity, modernism, and aspirational lifestyles that are pushed by the entertainment sector. Additionally, cultural diffusion has been expedited by social media sites like YouTube, Instagram, and TikTok, which have allowed Korean firms to enter a variety of South Asian markets with little traditional advertising. As, Hallyu is influencing culture also therefore the results of this paper highlight Hallyu's twin function as a cultural and economic force, altering regional consumer identities and enhancing Korea's reputation as a global trendsetter. In the end, this research advances knowledge of how digital capitalism and cultural globalization interact to influence international consumption, establishing Hallyu as a paradigm for the 21st-century fusion of soft power, business, and culture.

Ghat roads and mountainous roadways are highly accident-prone due to their complex geographical features, including blind spots, steep gradients, narrow pathways, and sharp hairpin curves. Additionally, low visibility during adverse weather conditions such as fog, heavy rainfall, or mist significantly increases the likelihood of collisions and road departures. Accidents at hairpin bends caused by limited line-of-sight and reduced visibility remain one of the major challenges for road safety authorities in these regions. The proposed system addresses these challenges by integrating image processing, deep learning-based object detection, and embedded alert mechanisms. The system deploys strategically placed high-resolution camera modules along critical curves and hazardous road segments. These cameras continuously capture live video footage of the road environment, which is processed using Python-based computer vision techniques. The captured frames are analysed using advanced object detection algorithms to identify vehicles, wildlife, and other potential obstacles in real time. This is particularly important in forest-adjacent hilly zones where animal crossings, especially by elephants, deer, or cattle, are frequent and unpredictable. The processed detection data is then communicated to an Arduino Uno microcontroller, enabling real-time driver alerting. Based on the type and proximity of the detected object, the Arduino triggers visual and audio warnings using LED indicators, buzzers, and OLED/LCD display interfaces. This immediate hazard communication enhances the driver's situational awareness, thereby reducing reaction time and preventing accidents. In addition to obstacle detection, the system incorporates environmental sensing to improve road visibility. Sensors are utilized to monitor weather conditions such as fog density and ambient light levels. Under low-visibility conditions, the system automatically activates highintensity LED lights along the roadside edges to illuminate the path and clearly mark lane boundaries. This adaptive lighting improves road perception and prevents vehicles from drifting or skidding off slopes. By combining computer vision, sensor fusion, embedded automation, and intelligent alert systems, the proposed solution creates a comprehensive accident prevention framework suitable for hilly and ghat regions. The system not only enhances road safety and driver awareness but also contributes to significantly reducing collision risks, wildlife-vehicle accidents, and weather-induced visibility hazards. Furthermore, the continuous monitoring capability supports proactive road safety management and improves the overall resilience of transportation infrastructure in challenging terrains.

Drowsiness while driving is a major cause of road accidents worldwide. Fatigue reduces driver alertness, reaction time, and concentration, leading to fatal consequences. To address this, a low-cost, real-time driver drowsiness monitoring system is developed using image processing, fuzzy logic, and machine learning techniques. The system captures facial video through a webcam, detects facial landmarks, and analyzes parameters such as eye aspect ratio (EAR), mouth opening ratio (MOR), and nose length ratio (NLR). These values are processed through a Fuzzy Inference System (FIS) to classify the driver's alertness level. The proposed approach integrates adaptive thresholding and machine learning algorithms like Support Vector Machine (SVM) and Fisher Linear Discriminant Analysis (FLDA) for enhanced accuracy. Experimental results demonstrate that the proposed system effectively detects fatigue with high sensitivity and specificity, making it a practical solution for intelligent transportation systems.

Abstract: The retail landscape in the sports goods industry has undergone a significant transformation with the rise of digital commerce. This study, titled "A Comparative Study of Consumer Perception Between Online and Offline Sports Retailing," aims to explore and analyze how consumers in Karnataka perceive and interact with both online and offline sports retail platforms. With increasing internet penetration and changing shopping habits, understanding these perceptions is essential for retailers to adapt and stay competitive. The study investigates key parameters that influence consumer preference such as product variety, price competitiveness, convenience, trust, customer service, return/exchange policies, and overall satisfaction. It draws a comparative analysis between popular online platforms (like Amazon, Flipkart, and Decathlon online) and offline retail stores (such as Decathlon outlets, brand-exclusive stores like Adidas, Nike, Puma) to understand which channel holds more influence over consumer decisions. This comparative study provides valuable insights for retailers seeking to optimize their omnichannel strategies. It concludes that a hybrid retail approach--integrating the advantages of both online and offline platforms--is likely to be the most effective in meeting the evolving expectations of modern sports consumers in Karnataka.

ABSTRACT Ayurveda, the ancient Indian system of medicine, describes the human body as being composed of seven fundamental tissues or Dhatus, among which Asthi Dhatu (bone tissue) plays a crucial role in providing structural support and stability. According to Ayurvedic principles, Kesha (hair), Loma (body hair), Nakha (nails), and Danta (teeth) are considered as Upadhatus or Mala (by-products) of Asthi Dhatu, and their health and appearance directly reflect the state of the underlying bone tissue. This study aims to explore the intricate relationship between Asthi Dhatu and its Upadhatus through the lens of both Ayurvedic and modern scientific perspectives. The Ayurvedic concepts of Dhatu Poshana Nyaya (tissue nutrition), Asthidhatvagni (metabolic factors responsible for bone formation), and the role of Vata Dosha in maintaining bone health are discussed. The study highlights how imbalances in Asthi Dhatu, such as Asthi Kshaya (depletion) or Asthi Vriddhi (excess), manifest as visible changes in hair, nails, and teeth, such as brittleness, hair loss, dental caries, and nail abnormalities. These findings are correlated with modern scientific understanding of calcium metabolism, vitamin D deficiency, and hormonal influences on bone health. The genetic basis of conditions affecting both bones and ectodermal structures, such as ectodermal dysplasia and cleidocranial dysplasia, further substantiates the Ayurvedic concept of the interconnectedness of Asthi Dhatu and its Upadhatus. The study concludes that the health of Kesha, Loma, Nakha, and Danta can serve as valuable diagnostic indicators of Asthi Dhatu's condition, enabling early detection and timely intervention in various bone disorders. The insights from this study underscore the relevance of Ayurvedic principles in understanding human physiology and the potential for integrating Ayurvedic and modern approaches in the diagnosis and management of bone health.
